Most costly repairs don’t appear overnight — they build slowly: a drip you ignore, a fan that doesn’t work properly, a bit of failed sealant that lets water creep in behind the scenes.
So here’s a quick one: a 15-minute handyman-style check you can do once a month to keep your home solid, dry, and headache-free.
Check under sinks + around toilets for silent leaks.
Test bathroom/kitchen fans to prevent condensation + mould
Look for cracks that are changing Inspect silicone in wet areas (bath/shower/sink)

Where to check:
Under sinks (kitchen + bathroom)
Around toilet base and pipework. Behind washing machine / dishwasher (where accessible)Around visible radiator valves
Look for: Damp patches, water marks, swelling chipboard. Musty smells. Tiny drips or “shiny” wet pipe joints
Why it matters:
A slow leak quietly destroys units and floors. Catch it early and it’s a small repair — leave it, and it becomes a replacement job.
Handyman tip:
Run a bit of tissue along pipe joints. Even a tiny leak shows up immediately.
2) Extractor Fan Test (2 minutes)
Where: bathroom + kitchen
Do this:
Turn the fan on. Hold a sheet of toilet paper up to it.
If it doesn’t stay put, your extraction is weak.
Why it matters:
Weak extraction = condensation = mould. And mould is one of the most common “why is this always coming back?” problems.
Quick win:
Clean the fan cover and make sure the vent isn’t clogged. If the fan is old/weak, upgrading it makes a massive difference.3) Cracks That Matter (4 minutes)Not every crack is a panic… but some are telling you something.
Pay attention if you see:
Cracks that are getting wider over time
Diagonal cracks near doors/windows
Cracks wider than a few mm.
Doors suddenly sticking / not closing properly

Movement + moisture can show up as cracking. The key isn’t “a crack exists” — it’s whether it’s changing.

Failed silicone lets water travel behind tiles and units. That’s where rot and hidden mould live — and it’s never cheap when left.

Don’t silicone over old silicone. It won’t bond properly and it’ll fail again.5) The Outside Scan (4 minutes)Do one slow loop outside your home.
Look for:
Overflow marks on walls (often means blocked gutters)Dripping downpipes
Peeling paint on wood (windowsills/doors/fascias)
Gaps around frames or cracked mortar
Why it matters:
A lot of inside damp starts outside. Gutters and drainage are frequent culprits.
Seasonal tip:
If you’ve got trees nearby, gutter clearing usually needs doing twice a year (autumn + spring).
